SK Osmond Lange was appointed in 2021 by New Social Living Development Ltd as part of a multi-disciplinary consultant team to provide Professional Services for Project Management Consultancy for the Construction of 1500 Residential Units for Zone 2 comprising two sites located in Coromandel and Pointe aux Sable Mauritius. The proposed developments on both sites comprise a series of walk-up apartment perimeter blocks set out on New Urbanist principles across a grid of streets, with a view to supporting liveable urban environments and sustainable communities.

Moka City is a major Smart City project being developed in Mauritius by ENL Property. Osmond Lange worked on a Master Plan update for the Telfair Precinct, which will become the Central Business District of Moka City, set out around a central Town Square and planned according to New Urbanist principles. Our scope of work focused on the planning of a Super-basement as well as outline planning of top structures and bulk modeling for costing purposes. Subsequently, Osmond Lange was appointed as Architects for three separate Office Buildings as part of the Phase 1 development.

Based on our experience in the design and delivery of Mixed-Use Precincts with integral Superbasement Parking, Osmond Lange were approached to assist ENL in taking the design and costing of Telfair Phase 1 to the next step. Using Bulk/Cost Modelling methods developed previously in conjunction with Arup we prepared a number of scenarios and went through an extensive modelling/costing process, together with RLB and Associates and an experienced client team to arrive at a refined plan for the first phase.


This involves the creation of a defined public space in the form of a wide tree-lined pedestrian-oriented boulevard, enclosed by four mixed-use colonnaded buildings. These will house retail on the ground floor, and three floors of offices above. They are all situated above a single level superbasement allowing flexible parking across a 24 hour day/7day week. Osmond Lange are responsible for the design of two buildings (Building 57 and Building 59); the superbasement, and the urban fabric. Tender drawings are complete and await the go ahead to obtain tenders.

Exchange Square is a new 60 000 m2 mixed-use development located on a prominent site in Ebene Cyber City in Mauritius. The development comprises an integrated mixed-use scheme across ten separate stands and includes a 15-storey office tower overlooking the M1 motorway.

The ultimate development will encompass the existing Cybercity 1 and N-G Tower, and cater to the Ebene users at large with a mixed-use development incorporating an open air Plaza surrounded by retail, food and entertainment facilities that will be a focus of the New Ebene Cybercity.

Osmond Lange developed an Urban Design Vision and Architectural Proposal for Phase 1 of a proposed Smart City in Cote d’Or, Mauritius for a Design Competition run by a state owned property development company, Landscope Mauritius. Our proposal comprises an integrated mixed use Smart City, and includes Office Buildings for several government tenants, ground floor Shops and Restaurants as well as Residential Apartments. The development is planned according to New Urbanist principles, with buildings set out as perimeter blocks that activate street edge interfaces with adjoining public spaces.
